
Designed by Johnny Murphy and Richmond Hill Land Company, Tivoli Marsh is located on a high bluff overlooking the Tivoli River. This 50 acre parcel of land was Richmond Hill Land Company's first venture. With elevations exceeding twenty feet along the marsh, a western exposure, and extensive tree coverage of ancient Spanish live oaks, Tivoli is still one of the area's most scenic communities.
The original phase contained 47 lots, with the average interior lot selling for less than $12,000 and marsh view lots selling for under $18,000. All lots were sold the first year and homes were constructed immediately. In 1984, Tivoli was seen as a little too far away from the city limits of Richmond Hill; however, newcomers flocked to the natural beauty it had to offer.
Today, Tivoli Marsh homes have appreciated in value with resale homes on interior lots selling for close to $200,000 and marsh front homes valued at over $250,000, nearly double the original sales prices in the mid 1980's
