
Designed by Johnny Murphy and Richmond Hill Land Company in 1986, Redbird Creek started with a 125 acre parcel located on the Fort McCallister Road bordering the marshes of Redbird Creek. The original plan was intended to test the market to see if the area was ready for high end customers. High for early 1986 would be interior homes over $125,000 and marsh view homes over $150,000. The lots were priced nearly double those of Tivoli Marsh. Interior lots were priced in the low $20,000s and marsh lots priced in the mid $30,000s.
To support the pricing, minimum square footage of homes was 2000 square feet. The covenants required strict architectural controls by a Design Review Committee to ensure that a home's construction blended with the natural beauty of the land. Redbird Creek and its 96 lots earned the reputation of being the only "high end community" in the area. Local builders from Savannah did build homes on speculation and the neighborhood was built out over a three year period.
